From Wikipedia, the free encyclopedia Riviera Maya, Mexico Riviera Maya, also known as the Mayan Riviera, is a tourism district following the coastal Highway…

From Wikipedia, the free encyclopedia

Riviera Maya, Mexico

Riviera Maya, also known as the Mayan Riviera, is a tourism district following the coastal Highway 307 which parallels the Caribbean coastline of the Mexican state of Quintana Roo, located on the eastern portion of the Yucatán Peninsula. This district historically started at the city of Playa del Carmen and ended at the village of Tulum, although the towns of Puerto Morelos situated to the north and between Playa del Carmen and Cancun as well as the town of Felipe Carrillo Puerto situated 40 kilometres (25 mi) to the south of Tulum are both currently being promoted as part of the Riviera Maya tourist corridor.

The Riviera Maya was originally called the Cancun – Tulum corridor, but in 1999 it was renamed as the Riviera Maya with the aid of Lic. Miguel Ramón Martín Azueta who at the time was the mayor of the municipality of Solidaridad. The municipality of Solidaridad includes the whole of the official Riviera Maya from Playa del Carmen in the north and south to Tulum and extending to some 40 km inland with the border with the state of Yucatan.

The Riviera Maya is famous for its large scale all-inclusive resorts and a historical tourism base of smaller boutique hotels as well as the many fine-dining restaurants available along the highway 307 and on or near the beaches. Luxury travel entities have been instrumental in increasing luxury villa rentals and yacht charters in the area however these only represent a small fraction of the total tourism accommodation available.

Government development plans include establishing a number of medium sized cities of ~200 000 inhabitants within the Riviera Maya with initial planning spanning 20 years. Target areas for urbanization include the towns and villages of: Puerto Morelos (technically outside the Riviera Maya), Puerto Aventuras, Akumal, Chemuyil, and Tulum.

A major attraction throughout the Riviera Maya are coastal and reef aquatic activities dependent on the coastal water and the Mesoamerican Barrier Reef System (also known as the Belize Barrier Reef) which begins near Cancun and continues along the whole length of the Riviera Maya continuing southward to Guatemala. This barrier reef system is the second longest in the world.
Activities at the most visited locations include Jet Skiing, snorkeling, scuba diving, swimming in cenotes, swimming with dolphins, zip-lining, horse riding, sailing, and guided jungle tours.

Archeology is also a big tourist draw in the area, including the popular archeological sites operated by the Instituto Nacional de Archeological such as Tulum on the coast, and Chichen Itza and Coba located some distance inland. The self-named ecoparks of Xcaret and Xel-Ha also include some smaller archeological ruins as part of their attractions, but these natural water theme parks operated by private business consortia attract much larger crowds due to the diversity and range of activities provided, such as swimming with captive dolphins.

Xelha (Spanish: Xelhá; Yucatec Maya: Xel-Há) is an archaeological site of the Maya civilization from pre-Columbian Mesoamerica, located on the eastern coastline of the Yucatán Peninsula, in the present-day state of Quintana Roo, Mexico. The etymology of the site’s name comes from Yukatek Maya, combining the roots xel (“spring”) and ha’ (“water”).

HistoryThe theme park was founded about 1980,[citation needed] and since 1995 has been under the management and marketing of an international private company, Promotora Xel-Ha S.A. de C.V., with a 30-year trust lease concession.[2]
The park is centered around the natural inlet and lagoon, which is promoted as one of the main attractions of the park that forms with the flow of the river through rocks mixing salty waters with fresh underground water currents.

The inlet of Xel-Há is a natural aquarium where hundreds of species inhabit; such as tropical fish and an abundant flora. In the park there is also a turtle reserve, where research is constantly carried out to learn more about marine life and contribute with the ecological maintenance of the area.

A shark fence extends across the lagoon’s entrance, and the public is permitted to swim and snorkel in the lagoon. Underwater the limestone has been eroded into a myriad of small caves and grottos. A variety of aquatic-based activities are offered by the theme park, including snorkelling, scuba diving, and swimming with dolphins.

Land for sale in Tulum is easy to find if you know where to look. For foreigners who do not speak the local vernacular,…

Land for sale in Tulum is easy to find if you know where to look. For foreigners who do not speak the local vernacular, it may be quite difficult to understand listings of properties for sale in classified ads. If you are interested in finding property listings under sales by owners, then you ought to use our website whose primary concern is to provide a venue for Tulum property owners and buyers to meet on cyberspace. Here you will find listings of properties that are located in prime locations and that are ideal for both commercial and residential purposes.

The listing of home, villa, condominium and land for sale in Tulum posted in our website is comprehensive. We know that clients, especially those who are living in other parts of the globe, are interested in getting a view of the lots or properties under sales by owners, hence photos of the properties for sale are provided. Aside from a recent photo of the property, potential buyers will also find a short description of the houses or lots for sale as well as their features. This means that even the number of rooms, floor area, number of toilet and bath, and the list price are accessible and can be easily viewed.

Land for sale in Tulum is not really that plenty primarily because many people who invest their money in properties in and out of Tulum are interested in building their dream homes or retirement houses in this part of Mexico. So if you are looking for sales by owners properties, then you might find it difficult. Although the prices of real estate properties in Tulum are relatively affordable in comparison with major commercial districts in Mexico, not many owners are willing to give up their titles. Thus, you will have a higher chance of finding properties that are being newly developed rather than finding old homes and villas being sold by their owners.

Buying the first land for sale in Tulum that is offered to you can be quite tempting. But it is often prudent and wise to confirm the title and other papers concerning the real estate properties you plan to buy, especially if these properties are sales by owners. It is actually more advantageous to deal with certified real property agents when buying properties in Tulum so that you know that your rights are being protected and that all the papers related to the sale are intact.

Real estate agencies in Tulum are not hard to come by, particularly because the demand for properties in this part of the Mayan Riviera…

Real estate agencies in Tulum are not hard to come by, particularly because the demand for properties in this part of the Mayan Riviera is high. It seems that many tourists have fallen in love with Tulum during their first visit and now want to invest their money invested in hotels, vacation homes, and other properties near the beach or even in the downtown area. There are also those people who have seen the economic viability of opening resorts, spas, sports centers and other establishments aimed at serving the hundreds of tourists that visit Tulum every year.

Before looking for properties to buy, it is often advisable that you first look for trustworthy real estate agencies in Tulum. Why? The main reason for this is to help you know the laws regarding foreign ownership, taxes, and other matters relating to the acquisition of properties, particularly in the beach area. More documentation and papers may be needed if you intend to use the villa, vacation home, or empty lot you buy in Tulum for commercial purposes. At present, foreigners already have the opportunity to own properties, even those that lie within 30-miles of the coastal areas, thanks to Mexican Trust or Fideicomiso.

Since the demand for properties in Tulum is in an all time high, it is not surprising that there are many land and property developments in the area. This means that foreigners and tourists now have more options to choose from when it comes to buying properties in Tulum. However, it is often advisable to first arrange a meeting with real estate agencies in Tulum to discuss issues like property taxes and rules on foreigners operating commercial establishments, among other things. It is important to note that the laws in your land may be entirely different from that of Mexico so you need someone to guide you through the whole property acquisition process.

Another reason why tourists are interested in Tulum properties for sale is the fact that they want to retire in this beautiful Caribbean paradise. The warm weather is actually ideal for seniors. It is important that you learn more about acquiring properties in the area, buying rights in beachfront locations, finding real estate agencies in Tulum, or retiring in Tulum before you decide to invest. Although people in Tulum are generally trustworthy, it is for your own protection to be aware of the laws and processes of ownership before you spend any money.

Tulum (sometimes Tulum Pueblo) is the largest community in the municipality of Tulum, Quintana Roo, Mexico. It is located on the Caribbean coast of the state, near the site of the archaeological ruins of Tulum. The community had a 2005 census population of 14,790 inhabitants.

Several years ago, Tulum Pueblo was a quiet village 2 km (1.5 mi) from the archaeological site, and tourism outside of the ruins was limited to a few small shops and simple cabanas on the beach. As of the 2010 census, population of Tulum Pueblo has grown to 18,233 permanent inhabitants.[1] Tulum Pueblo remains mostly a Mexican town and with the increase in tourism, quality restaurants and bars with nightlife are populating the town. Shopping, bicycle rentals, a gym, tour operators, ATMs, internet cafes, and a Spanish Immersion School called Instituto Chac-Mool are all featured in Tulum Pueblo.

Since 13 March 2008 the town is head of the newly founded municipality (município), the ninth in Quintana Roo.[2] About 20 km north of Tulum, a new international airport is planned. In March 2011 the bidding for construction contracts was to be concluded.[3]
The “hotel zone” of boutique hotels on the Tulum beach has grown to over 40 small hotels, most of them cabañas built in the traditional Maya style with thatched palm roofs, and a few restaurants and beach clubs. Inexpensive cabañas with hammocks are still available. Most accommodations remain rustic as electricity in the “hotel zone” is either non-existent or is generated on site.

The Tulum archaeological site is relatively compact compared with many other Maya sites in the vicinity, and is one of the best-preserved coastal Maya sites. Its proximity to the modern tourism developments along the Mexican Caribbean coastline and its short distance from Cancun (the “Riviera Maya” surrounding Cancún) has made it the most popular Maya tourist site in the Yucatan. Daily tour buses bring a constant stream of visitors to the site. The Tulum ruins are the third most-visited archaeological site in Mexico, after Teotihuacan and Chichen Itza. It is popular for the picturesque view of the Caribbean and a location just 128 km (80 mi) south of the popular beach resort of Cancún.

A large number of cenotes are located in the Tulum area such as Maya Blue, Naharon, Temple of Doom, Tortuga, Vacaha, Grand Cenote, Abejas, Nohoch Kiin and Carwash cenotes and cave systems.

The tourist destination is now divided into four main areas: the archaeological site, the pueblo (or town), the zona hotelera (or hotel zone) and the biosphere reserve of Sian Ka’an.
